BMW F30/F31 3 Series — Common Problems, Diseases & Fixes

Overview

The F30 (sedan) and F31 (touring) 3 Series was produced from 2011 to 2019. It introduced the N20 4-cylinder turbo alongside the N55 inline-six. While more refined than the E90, it has its own set of common issues.

Engine Problems

N20 (320i, 328i)

1. Timing Chain & Guide Failure — THE N20 Disease

  • The single biggest N20 problem. The timing chain stretches and the plastic chain guide breaks.
  • Frequency: Very common, especially 2012-2014 models. Can happen as early as 40,000 km.
  • Symptoms: Rattling on cold start, check engine light, timing faults, catastrophic engine failure if chain jumps
  • Solution: Replace timing chain, guides, tensioner, and VANOS gears. ~€1,500-3,000 including labor. BMW extended warranty on some models.
  • Prevention: Use quality oil, short oil change intervals (8,000-10,000 km max)

2. Oil Filter Housing Gasket Leak

  • Extremely common on N20
  • Symptoms: Oil leak at front of engine, oil on serpentine belt
  • Fix: Replace gasket (~€150-300)

3. Valve Cover Gasket Leak

  • Common above 60,000 km
  • Fix: Replace gasket (~€200-400)

N55 (335i)

4. Valve Cover / PCV System

  • Same issue as E90 N55 — integrated PCV diaphragm fails
  • Fix: Replace valve cover assembly

5. Electric Water Pump

  • Fails between 60,000-100,000 km
  • Fix: Replace pump + thermostat

B48/B58 (330i, 340i — 2016+ LCI)

6. Coolant Loss

  • Some B48/B58 engines experience slow coolant loss
  • Cause: Thermostat housing or coolant hose connections
  • Fix: Pressure test cooling system, replace faulty component

Chassis & Body

7. Rear Shock Mount Cracking

  • The rear shock tower area can develop cracks in the body
  • Frequency: Moderate, especially on cars with sport suspension and rough roads
  • Fix: Reinforcement plates welded in. Inspect regularly.

8. Door Handle Carrier Breakage

  • The interior door handle carrier (plastic bracket) breaks
  • Symptoms: Door handle feels loose, won't open door
  • Fix: Replace carrier bracket (~€30-50 part, fiddly to install)

9. Window Regulator Failure

  • Symptoms: Window drops into door, grinding noise
  • Fix: Replace window regulator (~€100-200)

Electronics

10. Headlight Condensation

  • Moisture inside headlight housings, especially LED units
  • Fix: Check drain holes, reseal headlight. Warranty claim if applicable.

11. iDrive Screen Delamination

  • The iDrive screen coating can peel or delaminate
  • Fix: Screen replacement or aftermarket screen protector

12. Steering Rack Electronic Failure

  • Electric power steering rack can develop faults
  • Symptoms: Heavy steering, steering warning, loss of assist
  • Fix: Steering rack replacement (~€800-1,500)

The N20 Timing Chain — A Deeper Look

This deserves extra attention because it's the F30's most serious and expensive problem.

Risk Factors:

  • 2012-2014 model years are highest risk
  • Extended oil change intervals (BMW's 24,000 km recommendation is too long)
  • Low-quality oil
  • Short trips / cold climate (more thermal cycling)

How to Check:

  1. Listen for chain rattle on cold start (first 2-3 seconds)
  2. Check for timing-related fault codes
  3. Measure chain stretch with ISTA diagnostic
  4. Visual inspection of chain tensioner (requires valve cover removal)

If your N20 has over 80,000 km and the chain hasn't been done, budget for it. It's not a matter of if, but when.

The F30 is a great daily driver — just be aware of the N20 timing chain issue and stay on top of cooling system maintenance.
